accounting & book-keeping service

NMS will establish a Japanese bank account to pay utilities, taxes and any costs incurred on your property. Non-Japanese residents are not permitted to hold a bank account in their name, so NMS will deputise this account on your behalf. NMS online facilites give you full confidential access to your property’s account and history. With monthly updates on all your property information, NMS ensures you will always be kept up to date. This facility can be accessed through the NMS website and is available for your personal use 24 hours a day, 7 days a week.

property maintenance service

NMS ensure that thorough inspections of your property are carried out periodically to make certain that any issues are reported to you and dealt with as soon as possible. Maintenance inspections will include checking the heating system and water pipes, all appliances and general ‘freshening up’ of the property. This service becomes particularly useful when your property is vacant for long periods of time.

arrangement of utilities & services

Including but not limited to; garbage collection, snow clearing (November – April), property cleaning, linen and towel laundering, broadband internet, household appliances, satellite tv, phone lines, renovations and property repairs (pending your approval), tax assistance and construction assistance. NMS also arranges car insurance, fire insurance for buildings and liability insurance.

letting & rental promotion

NMS will promote your property to world-wide travel agents and ground service providers, generating maximum rental revenue for your property. Each property rented by NMS has its own website, with an easy to use direct booking engine. The combination of bookings from both the general public and worldwide agents puts NMS in a strong position to ensure maximum guest occupancy, year round.

licencing & registration service

NMS will organise compulsory official registrations, including transfer of car ownership and car park certificates, relevant licenses and membership to the Kutchan Tourism Registration on your behalf.

tax management service

NMS can act as your fixed asset tax representative, and in addition employs a licensed and experienced tax agent to assist with Japanese tax services.
